I had a leak in the bathroom. I had no idea what the cause could be. Thanks to a quick response from klusbedrijf MSZ, the cause could be traced the next day. The cause was soon known and the insurance could take care of the rest.
Leak detection in Almere: finding the leak without needless breaking
Klusbedrijf MSZ traces leaks in Almere and the surrounding area: in walls, floors, ceilings and pipes. Whether you see a damp patch, a water meter that keeps running or a boiler that keeps losing pressure: we first find out where the water comes from, so only the spot where the leak really is gets opened up, and we usually do a small repair in the same visit. The first hour on site costs €181.44 incl. VAT (€149.95 excl. VAT), then €108.84 incl. VAT (€89.95 excl. VAT) per hour. There is no call-out charge in Almere; elsewhere €42.35 is added.
Feel free to send us a photo on WhatsApp first — that way we can often assess the problem straight away.

- ABOUT THIS SERVICE
How do we trace a leak?
Water rarely runs straight down. A damp patch on the ceiling can start metres away: at a pipe in the floor, a sealant joint in the bathroom or a leaking drain. That is why we do not start by breaking things open, but by searching. We first rule out what it is not and narrow the leak down to one spot.
We do this step by step. With the meter test we see whether water is running away while all the taps are off, and with the central heating system whether the pressure drops. Then we test the drain, tap and sealant separately and follow the water back to the pipe or drain where it starts. We use, among other things, a dye test, pressure testing equipment for the pipes, moisture meters and an inspection camera. Afterwards you get a written leak detection report with photos, test results, our findings, the cause of the leak where confirmed and our advice for the repair. You can submit that report to your insurer.
If you recognise one of these signs, water is probably escaping somewhere:
- A water meter that keeps running while all the taps are off
- Mould or a musty smell that keeps coming back
- An unexplained high water bill
- A damp patch or ring on the ceiling, wall or floor
- Loose wallpaper or plaster, or a floor that is bulging
- A boiler that keeps needing to be topped up with water
Check the water meter yourself first
Turn off all the taps and switch off appliances that use water. Note the reading on the water meter and check again after an hour. If the number has changed, water is escaping somewhere. Pass that reading on to us: it helps with the search.

- OUR SERVICES
What can we help you with?
Leaks in walls or ceilings
A damp patch that keeps growing or a ceiling that is flaking. We follow the water back to the pipe or drain where it starts.
Leaks in the floor
A wet or warm spot in the floor, or a floor that is bulging. The leak is often in a water or heating pipe under the screed.
Leaks in the bathroom or shower
Water that escapes through a sealant joint, grout line or drain and reappears further along. We test the drain, tap and sealant separately.
Leaks in the central heating system
Do you keep having to top up the water, or does the boiler pressure drop? Then something is probably leaking in the pipes, radiators or underfloor heating.
Leaks in a flat
Water coming from above or appearing at the neighbours downstairs. We find out which home and which pipe it is coming from, also for owners' associations (VvEs).
Leak found? We repair it
Once the cause is known, we usually fix the leak straight away. We agree larger repairs with you first.
- IN ALMERE
Leaks in Almere: it depends on the neighbourhood
In the large residential neighbourhoods of Almere Stad and Almere Poort, such as the Filmwijk, the Waterwijk and the Homeruskwartier, 86 to 98 per cent of the homes are on the heat network (CBS, 2024). If water leaks at the heat unit in the meter cupboard, report it to Vattenfall (0800 0513). If a pipe, radiator or underfloor heating leaks further into the house, that is part of your own installation and we trace the leak.
In Almere Haven and Almere Buiten, 87 to 98 per cent of the homes use natural gas, usually for their own boiler (CBS). If you keep having to top up that boiler, water is probably leaking from the heating system, for example at a radiator, a pipe or the pressure relief valve. In the neighbourhoods of Almere Haven, such as De Werven and De Gouwen, 82 to 92 per cent of the homes were built in the 1970s and 1980s (Land Registry); after so many years, mainly couplings, taps and sealant wear out.
In a flat, a leak often shows up at the neighbours below first. In the Europakwartier 79 per cent of the homes are flats, in De Hoven 53 per cent (CBS). We find out which home and which pipe the water comes from, also for owners’ associations (VvE).
Almere stands on soft polder soil that slowly settles: houses on piles do not sink, but the garden and the sewer pipe do. That is why, with water under the floor or in the crawl space, we also look at the drain. Live in another neighbourhood? Choose it below; each neighbourhood page tells you what we come across there.

After the leak has been traced
Once we have found the leak, it does not stop there. We usually repair a leaking pipe, coupling or connection during the same visit; read more about that under leaks and pipework. If something did have to be opened up, we close it again and finish it neatly with plastering and painting.
If the water is coming from above, it may also be a roof leak; we repair those too. If a radiator or radiator valve is leaking, take a look at radiators and underfloor heating. What a visit costs can be found on our prices page.
- FREQUENTLY ASKED QUESTIONS
Questions about leak detection
Is your question not listed? Feel free to call or WhatsApp us, also outside office hours.
What does leak detection cost in Almere?
We charge €181.44 incl. VAT (€149.95 excl. VAT) for the first hour on site and then €108.84 incl. VAT (€89.95 excl. VAT) per hour. There is no call-out charge in Almere; elsewhere €42.35 is added. If the search in Almere takes two hours, that costs €290.28 incl. VAT, without materials. How long the search takes depends on where the leak is. If it takes longer, we discuss it with you first before we search further or open anything up.
Does something always have to be broken open?
No. We first search without breaking anything and only open something up once it is clear where the leak is. It is then usually a small section of wall or floor, and you know in advance where and why.
Does my insurance cover leak detection?
That depends on your policy. Many buildings insurance policies cover tracing a leak and opening up and closing a wall or floor, but not always the repair itself. Contact your insurer in advance and take photos of the damage. Our invoice states where the leak was and what we did; you can send it along with your claim.
Do I get a report for my insurer?
Yes. You get a written leak detection report with photos, test results, our findings, the cause of the leak where confirmed and our advice for the repair. You can submit that report to your insurer to support your claim. Ask your insurer beforehand which details they need.
I have district heating. Do you trace leaks then too?
Yes, everything behind the heat unit: pipes, radiators and underfloor heating in the house are part of your own installation. If water leaks at the heat unit itself or in the heat network, report it to Vattenfall (0800 0513); you may not work on the heat unit yourself.
How do I know whether I have a hidden leak?
Turn off all the taps, switch off appliances that use water and note the reading on the water meter. Read it again an hour later. If the number has changed, water is escaping somewhere. A damp patch, mould or a boiler that keeps needing to be topped up also points to a leak.
What should I do while I wait for you?
With a serious leak, turn off the main stopcock, usually in the meter cupboard. Switch off the power if water gets near sockets or lights. Catch the water and take photos of the damage for your insurer.
Do you also repair the leak?
Yes. We usually repair a leaking pipe, coupling or connection during the same visit. If more is needed, we first agree with you what it will involve and what it will cost.
A leak, but no idea where?
Send a photo of the damp patch on WhatsApp or call us. We will let you know what is probably going on and when we can come. We are available 24 hours a day.
