I had a leak in the bathroom. I had no idea what the cause could be. Thanks to a quick response from klusbedrijf MSZ, the cause could be traced the next day. The cause was soon known and the insurance could take care of the rest.

- ABOUT THIS SERVICE
How do we trace a leak?
Water finds its own way and rarely runs straight down. A damp patch on the ceiling can start metres away: at a pipe in the floor, a sealant joint in the bathroom or a leaking drain. So we do not start by breaking things open, but by searching, and we narrow the leak down step by step to one spot.
Is there water in your crawl space? It does not always come from a leaking pipe. In the Municipality of Lelystad’s 2021 sewer survey, 27% of residents who had problems with rainwater mentioned water in the crawl space or cellar. That is why we first rule out what it is not, before anything is opened up.
If you see one or more of these signs, water is probably leaking away somewhere:
- A water meter that keeps running while all the taps are off
- Mould or a musty smell that keeps coming back
- An unexplained high water bill
- A damp patch or ring on the ceiling, wall or floor
- Loose wallpaper or plaster, or a floor that is bulging
- A boiler that keeps needing to be topped up with water
Check the water meter yourself first
Close all taps and switch off appliances that use water. Write down the water meter reading and look again an hour later. If the reading has changed, water is leaking away somewhere. Pass that reading on to us, as it helps with the search.
What is included?
- The labour of the tradesman who comes to you
- Searching for the source of the leak, not just the wet spot
- An explanation of what we find and what we propose
- Only opening up where the leak is, in consultation with you
- A small repair usually during the same visit
- Clarity on the rate and call-out charge in advance
- 1-year guarantee on the work carried out
Not included
- Materials and parts for the repair
- Restoring tiling or plaster after opening up; we agree this with you separately
- Call-out charge in Lelystad: €42.35 incl. VAT per visit

What can we help you with?
Leaks in walls or ceilings
A damp patch that keeps getting bigger, or a ceiling that starts to flake. We follow the water back to the pipe or drain where the leak starts.
Leaks in the floor
A floor that feels wet or warm, or that bulges. The leak is then often in a water or heating pipe under the screed.
Leaks in the bathroom or shower
Water that seeps away along a sealant joint, grout line or drain and turns up somewhere else. We test the drain, the tap and the sealant separately.
Leaks in the central heating system
Does your boiler’s pressure keep dropping, or do you keep having to top it up with water? Then there is probably a leak in the pipes, the radiators or the underfloor heating.
Leaks in a flat
Is the water coming from above, or has the neighbour downstairs found a damp patch? We find out which home and which pipe the water is coming from, including on behalf of an owners’ association (VvE).
Leak found? We repair it
Once we know the cause, we usually fix the leak straight away. We discuss a larger repair with you first.

After the leak has been traced
Once the leak has been found, our work does not stop there. We usually repair a leaking pipe, coupling or connection during the same visit; read more about that under leaks and pipework. If part of a wall or floor did have to be opened up, we close it again and finish it neatly with plastering and painting.
If the water comes from above, it may also be a roof leak. We repair those too. If a radiator or radiator valve is leaking, take a look at radiators and underfloor heating. You can read what a visit costs under our prices.

Questions about leak detection
Can’t find the answer to your question? Feel free to call or WhatsApp us, outside office hours too.
What does leak detection cost in Lelystad?
The first hour on site costs €181.44 incl. VAT (€149.95 excl. VAT), after which you pay €108.84 incl. VAT (€89.95 excl. VAT) per hour. In Lelystad there is also one fixed call-out charge of €42.35 incl. VAT (€35 excl. VAT). If we are done within an hour, you pay €223.79 in Lelystad, including VAT and the call-out charge, excluding materials. How long the search takes depends on where the leak is. If more time is needed, we talk to you first before we search further or open anything up.
Does something always have to be broken open?
No. We first search without breaking anything. Only once it is clear where the leak is do we open something up. Usually that is a small section of wall or floor, and you hear in advance where and why.
Does my insurance cover leak detection?
That depends on your policy. Many buildings insurance policies cover tracing a leak and opening up and closing a wall or floor again, but not always the repair itself. Check with your insurer beforehand and take photos of the damage. If you rent, for example from Centrada, contact your landlord first. If you are allowed to call someone in yourself, we are happy to help. You get a written leak detection report from us with photos and our findings, which you can submit to your insurer.
How do I know whether I have a hidden leak?
Close all taps, switch off appliances that use water and write down the water meter reading. Look again an hour later. If the reading has changed, water is leaking away somewhere. A damp patch, mould or a boiler that you keep having to top up also points to a leak.
What should I do while I wait for you?
If the leak is serious, turn off the main stopcock; it is usually in the meter cupboard. If water is getting near sockets or lights, switch off the power. Catch the water as well as you can and take photos of the damage for your insurer. We drive from Almere via the A6 to Lelystad and tell you honestly when we can be there.
Do you also repair the leak?
Yes. In most cases we repair a leaking pipe, coupling or connection during the same visit. If more work is needed, we first agree with you what will be done and what it will cost.
