Does insurance pay for leak detection? Tracing costs and exclusions

Water damage at the bottom of a wall near the skirting board

Does insurance pay for leak detection? Often it does, through your buildings insurance: you usually do not need separate leak detection insurance for it. Many policies cover tracing a leaking water pipe and the breaking-open and repair work needed for that. With wear and tear or poor maintenance, insurers usually do not pay out. It differs per policy.

In this article you can read which costs are often covered and which are not, what the difference is between buildings and contents insurance, which questions to ask your insurer and what to do before you call in a company for leak detection. That way you avoid ending up paying the costs yourself afterwards.

Does insurance pay for leak detection?

In many cases, yes. The Dutch review platform Werkspot writes that leak detection is often covered by buildings or contents insurance, especially if tracing the leak is needed to prevent or limit water damage.

How broad the cover is varies a great deal. A clear example is the conditions of the Woonpakket Opstal of Vereniging Eigen Huis (the buildings insurance of the Dutch homeowners’ association VEH, June 2026). They state that with a leaking water pipe in the home, the costs of tracing the leak are paid, as is the breaking-open and repair work needed for that and the repair of the defective pipe. According to those conditions, it does not matter whether there is already damage to the home.

Other insurers are stricter. The ANWB (the Dutch motoring and consumer association), for example, writes that you pay the costs of repairing the leak yourself. So always read the conditions of your own policy.

Leak detection and insurance: buildings or contents?

Tracing a leak and breaking open and repairing the floor or wall fall under buildings insurance. Damage to your belongings falls under contents insurance.

  • Buildings insurance: covers the house itself. The ANWB mentions walls, floors and pipes.
  • Contents insurance: covers your belongings, such as furniture, rugs and appliances.

So if a leaking pipe has damaged both the screed and your sofa, you are dealing with two insurance policies. They are often with the same insurer in one home insurance package, but that is not always the case.

Do you rent the home? Then report the leak to your landlord or housing association first and agree who bears the costs of tracing it. For damage to your own belongings, your own contents insurance is the point of contact. If you live in a flat, also contact the owners’ association (VvE).

Which costs are often covered?

With a sudden leak, the following costs are often covered, depending on your policy:

  • Tracing costs: the costs of finding where the pipe is leaking.
  • Breaking-open and repair work: opening up the floor or wall to get to the leak, and closing it up again.
  • Consequential damage: according to Univé, all damage that arises as a result of the original damage, such as wet walls and an affected floor.
  • Costs of limiting damage: the VEH conditions cover reasonable costs you incur to avert an immediate threat of damage or to limit damage, if the damage itself is insured.
  • Repair of the pipe: with some policies yes, with others no.

When does insurance not pay for leak detection?

If the leak is caused by wear and tear, poor maintenance or your own fault, the insurance usually does not pay out. Univé writes that a leak that could have been prevented by regular maintenance, or that has arisen through wear and tear, is not covered.

The VEH conditions list more exclusions that you will see in some form in many policies:

  • damage due to poor maintenance, meaning no, too little or incorrect maintenance;
  • damage due to rot or corrosion;
  • damage due to work carried out unprofessionally or incorrectly;
  • tracing or repairing a defect in pipes outside the home;
  • repairing tiling, floor or wall finishes if that is not the result of insured damage.

Do you live in Almere? According to Binnenlands Bestuur, streets there have sunk more than half a metre in 25 years in some places, while houses on piles do not sink. So also check what your policy says about pipes outside the home, for example under the garden.

What do you do first with a leak? Step-by-step plan for the insurance

First limit the damage, record everything and then call your insurer, before you call in a company yourself.

  1. Turn off the main stopcock. If water gets near sockets or electrics, also switch off that circuit in the meter cupboard.
  2. Limit the damage. The ANWB advises putting down buckets, laying towels and mopping up the water. Move belongings to a dry place.
  3. Take photos. Photograph the leak and the water damage before you clear up, with overview shots and close-ups.
  4. Call your insurer. Report the damage as soon as possible. According to the ANWB, many insurers call in approved leak detection specialists themselves, so ask whether you may choose a company yourself.
  5. Have the leak traced and repaired. Agree beforehand how the costs will be calculated and which documents the insurer needs from you.
  6. Keep everything. Keep the photos, the invoices and your notes on when you discovered the damage.

Which questions should you ask your insurer about leak detection?

With these questions you know where you stand beforehand:

  • Are the costs of tracing the leak covered?
  • Is the breaking-open and repair work covered, including tiling and floor finishes?
  • Is the repair of the pipe itself covered?
  • Does this also apply to a central heating pipe or a drain, or only to the water pipe?
  • May I choose a company myself, or will you send your own specialist?
  • Is there an excess, and which documents do you need from me?

Write down the answers, with the date and the name of the member of staff. That prevents disputes afterwards.

What does leak detection cost if the insurance does not pay?

Then you pay for tracing the leak yourself. Werkspot gives a national guide price of €300 to €500 in labour per inspection. A simple measurement can be cheaper, a complex investigation more expensive. You can find a detailed overview by method and type of leak in our article what does leak detection cost.

Klusbedrijf MSZ works on an hourly basis, without a fixed package price for leak detection. Send a photo via WhatsApp beforehand, and we will give you a free estimate. Once the leak has been found, we can repair the pipe through our work on leaks and pipework.

How do you prevent the insurer from rejecting a leak claim?

By maintaining the installation properly and not ignoring small signs. Many exclusions are about wear and tear and poor maintenance, so if you act in good time you are in a stronger position.

  • If you often have to top up the central heating boiler, have it investigated. Also read our article on boiler pressure that keeps dropping.
  • Do not leave a small damp patch for months, but find the cause.
  • Check the water meter now and then while no water is being used.
  • Have work on pipes carried out by a professional and keep the invoices.

When should you call a professional?

As soon as you suspect a leak that you cannot find yourself. The longer water escapes unnoticed, the greater the damage and the harder the discussion with the insurer.

  • The water meter keeps running while all taps are closed.
  • The central heating boiler keeps losing pressure.
  • A damp patch is growing on a wall, floor or ceiling.
  • You hear water running in a wall or floor.
  • Your water bill is suddenly much higher.
