How to spot a roof leak: 8 signs, causes and what you can do

Klusbedrijf MSZ

Damaged roof shingles and a white gutter during roof repair and maintenance

A roof leak is not always easy to spot straight away. Sometimes you see water coming in, but it often starts with a small damp patch, discolouration or a musty smell. And because water can travel through wood, insulation and structural parts, the visible spot inside is not always directly below the problem on the roof.

In this guide you can read which signs can point to a roof leak, what the common causes are and what you can do to limit further damage. For inspection and repair, you can also go straight to our page about roofing.

1. Damp patches on the ceiling or wall

A yellow, brown or dark ring on the ceiling is one of the best-known signs. The patch can get bigger or darker after rain and then partly dry out again.

Pay particular attention to damp patches on the top floor, around dormers, chimneys, roof windows and junctions with outside walls. These are places where water can find its way in more easily.

2. Drips or wet patches after rain

If water only appears during or shortly after rain, a problem with the roofing, roof tiles, junctions or drainage is likely. In wind, rainwater can also be blown under parts of the roof, so that a leak only shows up in certain weather conditions.

3. Peeling paint, plaster or wallpaper

Moisture behind the finish can make paint flake, plaster go soft or wallpaper come loose. Repainting does not solve the cause. First it must be clear where the moisture is coming from, and the structure must be able to dry out sufficiently.

If walls or ceilings need repairing once the cause has been solved, our plastering and painting can be carried out afterwards.

4. A musty smell or mould in the attic

A leak can slowly bring moisture into insulation, wood or board material without drips being visible straight away. A persistent musty smell, mould growth or dark patches in the attic therefore deserve attention.

Mould can also be caused by condensation or insufficient ventilation. So it is important not to assume automatically that every damp patch is a roof leak.

5. Damaged, displaced or missing roof tiles

On pitched roofs, displaced, broken or missing roof tiles can disrupt the drainage of water. The junctions around the ridge, the gable, a dormer and roof penetrations must also seal properly.

Only look at the roof from a safe spot. Climbing onto a wet or pitched roof yourself brings a risk of falling and, with a leak, is usually not necessary to make a first assessment.

6. Problems with bitumen or other roofing

On flat roofs, cracks, blisters, open seams or damage in the roofing can cause leaks. Water that stays in one place for a long time can also put extra strain on weak spots.

The right repair depends on the type of roofing, the condition of the base and the location of the damage. A temporary emergency fix is therefore not the same as a lasting repair.

7. Blocked or poorly working rainwater drainage

Leaves, dirt and other blockages in gutters and drains can stop water from draining away properly. As a result, the water can rise higher than intended and get in through seams or junctions.

Check from a safe spot whether gutters and rainwater drains are visibly blocked. If the drain itself is damaged or a pipe is leaking, work on sewer pipes and drains may also be relevant.

8. A leak with no clear source

Sometimes there is clear water damage inside, but nothing striking can be seen outside. Water can travel a long way before it becomes visible. The problem can also come from a water or central heating pipe rather than from the roof.

If the cause remains unclear, a targeted investigation can help. For this, also see our information on leak detection and leaks and pipework.

What can you do straight away with a roof leak?

  1. Catch incoming water safely with a bucket or tub.
  2. Move furniture, electronics and other belongings out of the wet area.
  3. Take photos of the damp patch and any damage.
  4. Take extra care if water gets near electrics, lighting or sockets.
  5. Do not try to go up on the roof yourself without safe access.
  6. Have the cause assessed before ceilings or walls are finished again.

When is a roof leak an emergency?

Acting quickly is especially important when a lot of water is coming in, the damp patch is growing fast, parts of the ceiling or structure are visibly getting soaked or water is getting near electrical parts. Safety always comes first. Do not enter a room if you have doubts about its structural or electrical safety.

How do you prevent new roof leaks?

Not every leak can be prevented, but regular checks help you spot problems earlier. Look out for damaged roof parts, loose tiles, dirty gutters, junctions around roof penetrations and visible wear of the roofing.

A check after work on the roof or around a dormer is also sensible, because junctions and seals determine how watertight the roof is.

What does repairing a roof leak cost?

The costs depend on the cause, how easy it is to reach, the type of roof and the extent of the damage. A loose roof tile or a small local repair is different from repairing a larger area of roofing or affected structure underneath.

See our current prices for the labour costs. For a better first estimate, you can send photos of the inside and, if it can be done safely, of the visible part of the roof.
